Thinking about checking out some Florida active adult communities? When you take the tour, be sure to ask these questions:
• What are the housing options? Your choices could range from single-family homes, zero-lot-line homes, townhomes, duplexes and condominiums. Be sure you’re touring the Florida active adult communities that offer the type of housing you want.
• What are the amenities? In addition to knowing what the amenities are, ask about use restrictions and maintenance costs. Be sure the amenities meet your own recreation and fitness requirements. Remember that even though you love golf, tennis and/or swimming, you’ll also likely want amenities that meet less active and more intellectual needs, such as a clubhouse for community or personal gatherings or arts, crafts and continuing education classes. Look for a community with a well-rounded variety of amenities and activities.
• What are your financing options? If you plan to live in the home as a primary residence, you can finance it as an owner-occupied home. Depending on your particular circumstances, you may choose to finance it as a second home or an investment, which will likely mean different terms than an owner-occupied loan. Ask the sales rep at the Florida active adult communities you’re considering what sort of financing deals they can offer in addition to what you can find on your own.
• What are the HOA and other fees? Ask about the association fees, how they’re paid (monthly, semi-annually or annually), and what they cover.
• What are the social opportunities? Does the community organize events and activities? If so, find out what type, how often, what the costs are, and other details.
Write down these and your other questions to make sure you remember to ask everything you want to know. Make notes of the answers so you can refer back to them later.
